竣工图的管理

竣工图是建设工程竣工档案的重要组成部分,是真实反映建设工程项目施工结果的图样,是工程决算、交房、维护和改建的最重要依据。

1竣工图的管理要求

①竣工图由施工单位编制、组卷,监理单位审核签字,PM 公司项目部、设计部、成本部负责核实变更依据及竣工图的完整性、准确性和系统性。

②施工单位按规范要求整理组卷,项目部组织竣工图验收,经验收合格后,向业主方进行移交。

3竣工图是工程决算的依据。有施工图而没有竣工图的工程不得决算,未在竣工图上表述的修改与变更一律不作为结算依据。

④竣工图是工程的重要组成部分,施工单位若不按时递交合格的竣工图(及竣工资料),在支付工程款或结算时,将视工程未完工,施工单位、监理单位将承担相应的责任。

2竣工图的质量要求

①竣工图应与工程实际境况相一致;

②竣工图的图纸必须是蓝图或绘图仪绘制的白图,不得使用复印的图纸;③竣工图应字迹清晰,并与施工图大小比例一致;

④竣工图应有图纸目录,目录所列的图纸数量、图号、图名应与竣工图内容相符;

⑤ 竣工图应使用国家法定计量单位和文字;

⑥竣工图应有竣工图章或竣工图签,并签字齐全。
